Brian Cooper currently serves as the Director of Real Estate and Facilities at Citrin Cooperman, where he leads the strategic direction and execution of the firm’s global real estate portfolio. He oversees all aspects of leasing, subleasing, and regional office consolidation, and manages end-to-end real estate projects—including site selection, lease negotiations, design, construction, and facilities operations. Additionally, Brian directs the integration of real estate from newly acquired firms, ensuring seamless alignment with Citrin Cooperman’s standards and long-term vision.
Prior to joining Citrin Cooperman, Brian was the founder and principal consultant at Den Road Partners, a real estate and construction advisory firm specializing in project management. During this time, his primary client was Citrin Cooperman, where he supported a range of strategic initiatives.
Before founding Den Road Partners, Brian served as an Operating Partner with ZCG Consulting (ZCGC), acting as the global real estate advisor to Z Capital and its portfolio companies. In this role, he oversaw construction, project, and facilities management initiatives, with responsibilities spanning office, retail, and industrial leasing, international restaurant expansions, casino renovations, and retail brand development.
Earlier in his career, Brian held the role of Construction Project Executive at RXR Realty (RXR), where he led construction management teams, strategic planning efforts, and financial oversight for a portfolio of five Class A buildings totaling four million square feet.
Prior to RXR, Brian served as Director of Construction Services at Jones Lang LaSalle (JLL), where he led a high-performing PDS team responsible for strategic planning, budgeting, pre-construction, and construction management.
He also spent 14-years at Hines Interests Limited Partnership (Hines), where he held roles in commercial development planning in London, construction management in New York, and property management in Greenwich and Chicago.
Earlier in his career, Brian held leasing roles at Shorenstein and Zeller Realty Group in Chicago. At Shorenstein, he was instrumental in marketing and leasing office and retail spaces at landmark properties including The John Hancock Center, 500 Monroe, and Prudential I & II. At Zeller Realty Group, he served as Leasing Representative, overseeing all commercial and retail leasing at the Burnham Center.
Brian’s diverse background and proven leadership across multiple sectors of real estate—from leasing and development to construction and facilities management—make him a trusted and highly experienced professional in the industry.
Project Management:
Manage global construction projects throughout their entire lifecycle, from concept development to project closeout.
Site Selection and Feasibility:
Assist in global site selection for various purposes (office, retail, industrial, hospitality) and provide consultation on project feasibility.
Market Tours and Site Visits:
Arrange and facilitate global market tours and brokered site visits to aid decision-making processes.
Inspections and Advisory:
Lead inspections related to mechanical, HVAC, environmental factors, and existing conditions. Deliver recommendations based on inspection findings.
Lease Negotiation and Documentation:
Review and assist in lease negotiation, construction letters, tenant inducements, and allowances.
Project Team Assembly:
Advise, recommend, and assemble local project teams, including brokers, attorneys, designers, architects, engineers, and more. Assist in contract negotiations and insurance coverage.
Design and Construction Oversight:
Recommend and hire designers, architects, and engineers. Monitor the design process, ensuring adherence to budget, drawing coordination, and constructability.
Procurement and Scheduling:
Identify long lead materials and equipment, drive timely procurement, and coordinate construction drawing processes to limit change orders and scope creep.
Regulatory Compliance and Approvals:
Ensure timely submission of community approvals, permits, licenses, signage, and board approvals. Monitor and assure a competitive bid process.
Project Closure and Quality Assurance:
Facilitate project closeout, including certificate of occupancy, licenses, permit closure, and final lien waiver tracking. Review architectural and engineering drawings for design-to-budget compliance. Implement quality control and safety programs, review and resolve change orders and cost issues, and facilitate value engineering for cost reduction and improved schedules.
Site Selection and Brand Development:
Assist in global site-selection and brand development for office, retail, restaurant, and hospitality clients
Market Tours and Site Visits:
Arrange and facilitate global market tours and brokered site visits to aid in decision-making process
Budget Management:
Manage client budget expectations in comparison to real-world construction costs
Design Budget Adherence:
Manage clients' design visions within budget constraints, considering the impact of high-end finishes and materials
Lease Negotiation and Tenant Inducements:
Assist with lease negotiation, including tenant inducements, free rent, work letters, and allowances
Site Survey and Existing Conditions:
Perform site surveys and ensure clients understand existing site conditions and base building deficiencies versus landlord responsibilities
Pre-Lease Surveys and Systems Evaluation:
Advise and facilitate pre-lease existing condition surveys, evaluating the remaining useful life of mechanical, electrical, and equipment systems
Landlord Relations:
Work with landlords on tenants' cost-to-maintain rules and regulations, as well as changes to base building systems
